Confirming the strength of the local new-home real estate market, an estimated 9 to 10 thousand homeshoppers toured the six new residential neighborhoods which debuted Feb 2014 at Baker Ranch, a new 2,380-home community created in partnership by Shea Homes and Toll Brothers, in Lake Forest, CA.

Set within the scenic foothills of Lake Forest and on the City’s largest undeveloped site, Baker Ranch is also the first planned community to open in Orange County this year. At build-out, Baker is expected to offer a three villages encompassing neighborhoods of single-family detached homes, town homes and other attached living residences as well as apartment homes. More than 30 acres of parks and recreational facilities are planned; and Baker Ranch residents will pay NO Mello-Roos taxes.


The broker co-op is the new home version of a buyers agent’s commission. Agent gets a broker co-op for a new home transaction from the builder as commission. To qualify for broker co-op rebate program, buyer must sign-in with greenpot agent on first visit to builder sales office together. The broker co-op rebate equals 50% on the first $10,000
The broker co-op rebate equals 80% on the amount over $10,000.

For example,  If new home broker co-op equals $18,000 , the rebate equals 50% of $10,000 plus 80% of $8,000. In this case, the buyer will get $11,400 rebate
